Cameroon investment real estate announced African Nations Cup
Are You ready to Screammmmmm!
If you are a soccer fanatic like most Africans, then it is no surprise that the upcoming 32nd African Nations Cup slotted for January 2019 is the most looked forward to event by my fellow African brothers and sisters. The last time Cameroon hosted this event was in 1972! Boy has a lot changed since then. And from a market perspective, real estate in Cameroon is set to receive a bolster from the more than 800,000 – 1 million folks set to be in attendance, here’s why. Cameroon investment in real estate since the Nations Cup was announced has seen a significant jump.
Short Term Rentals
Teams, groups of individuals will be attending in droves for the upcoming 32nd African Nations Cup and by default will secure furnished apartments and hotels in the local vicinities of the main events. Since this is a soccer event, the local areas around the six stadiums (3 built, 3 yet to be built) will automatically see a boost in furnished rentals. Those areas include, Omnisport, Yaounde – Ahmadpiu Ahidjo stadium. Olembe, Yaounde – new Paul Biya stadium and athletics center, Douala – New Stadium Stade Omnisport, Bafoussam, Limbe and Garoua (New). If you have property in these vicinities, consider furnishing them and putting them on our website to be rented www.secpeinvestements.com Keep in mind that rentals during this period will be at a premium.
Local Communities
Undoubtedly, local communities will develop. Restaurants, schools, pharmacies, supermarkets, markets will sprout to cater to the tourists and the local residents that move to the location for the upcoming 32nd African Nations Cup . For example land in the area around Olembe, the largest stadium to be built in Cameroon (60,000 seats), is already selling at a premium, in some cases triple the original value. Developing and adding improvements to land in these areas are a huge opportunity for potential investors of real estate in Cameroon. Though any investment has its risks, I dare say that targeting these areas for opportunities is a good move. Once a local community is established, it can only improve and grow from there.
Government Incentives
Each hosting nation for the African Nations Cup receives a stipend to ensure that facilities, the organization, the accommodations, sanitations etc. are up to PAR. These incentives are used to construct roads, walkways, bring electricity, water, and so much more. It may result in added benefits for investors as wells as improve the standard of living of residents and set the standard for a more elevated style of living.
Long Term Housing
Apartments and Condos are being constructed at reasonable prices approximately 22,000,000xaf or more. In Yaounde the Olembe stadium is set to bring about the construction of over 50,000 apartment/condo style residents, investors are looking at numerous opportunities to accommodate the influx of folks into the urban cities hence, if you are wondering whether it makes sense to invest in a bed and breakfast, a hotel, I would strongly recommend it.
When all is said and done, real estate in Cameroon is as lucrative as the due diligence, research and effort that the investor does in exploring the avenues, exposing and understanding the risks, putting in place strategies to mitigate these risks, partnering with reputable companies (land surveyors, constructions, accountants, real estate agents etc) and professionals across the board.
